The University of Leeds requires a Main Contractor to design, procure, construct, commission and handover the refurbishment of a Grade II listed building which comprises a listed staircase.The proposed scheme consists of 1 965 m² GIA over 5 floors including Lower Ground and Ground floor, constructed in the 1920's.The building located on the fringe of the main University Campus must provide suitable exhibition spaces and workshops for the School of Fine Arts, History of Art and Cultural Studies as well as suitable office space for staff to work in.The portakabins to the rear of the site are to be demolished and the plant room below left watertight.Planning approval and Listed Building Application for the scheme will be submitted in October 2014 with a tender issue date of December 2014.We anticipate a start on site date in May 2015 preceded by a four week mobilisation period from April 2015.A 10 month construction period has been allocated to achieve a completion date of March 2016, in order to provide the University the facility by April 2016.The Scope of Works (may) include:— Enabling works including site clearance, demolition, strip out of existing systems.— Design/procurement and Construction.— Fit-out (although some specialist fit-out and equipment installation maybe carried out by the University.— Specialist FF&E Migration.— External Works and landscaping.— Conservation of key heritage features.— Extensive Mechanical and Electrical installation upgrades.— New Lift installation including removal of existing.— Improved Acoustic and technical infrastructure in exhibition spaces.Other activities which may remain outside the scope of the Main Contractor:— The migration of existing legacy FFE and staff to the refurbished building may be carried out by a specialist company and maybe outside the scope of the main contract (TBC).
